“If we break up, I can’t just move out immediately and pay rent on another place because I’d still be paying the mortgage on the house. I couldn’t stop paying the mortgage (and therefore couldn’t afford to move out) until the house was sold, which (given the current state of the housing market) could take years. If we buy a house, there’s no quick escape… I have to continue living there until we manage to sell it.”

The contractual remedy for this situation would be to include a clause saying that if you wanted out of your half of the ownership, he has to buy you out, and decide on the terms for that now.

But, as I said, this is not really your issue – you want him to propose to you, and this house dilemma is really just a red herring. Keep the main thing the main thing.

Essentionally, you’d be paying him rent. Unlike with a normal apartment, however, you’d be emotionally invested in both the landlord and the house if you broke up. It isn’t a “should” or not, but if you want to have a chance at half the house, you need to get your name on it.
