Fiance and I found a gorgeous townhouse in our range this weekend. We’re in love! My God Father is our agent and my cousin could be our lawyer (haven’t contacted her yet) so we’re keeping it in the family. Tonight I am going to work with the mortgage agent to get a preapproval letter together for the morning and then the next step is I guess to make an offer!!! This is all so exciting but scary at the same time!
I have been trying to educate myself on the process but any helpful hints or pointers from bees who have gone through the homebuying process would be awesome!

Home Inspection is uber super important! And if there are things that need to be corrected before you close, please double and triple check to make sure that they were! We kind of got screwed on that point. Also, most countys have their records online these days. See if you can go to the county records website and check the property for liens, etc. The big lien you don’t want is a mechanics lien, but you will also see the current owners mortgage on there. If you don’t know much about this stuff ask your realtor and/or your real estate attorney to look at the site with you. We were delayed closing because their were liens on our condo. Other than that, have fun and good luck! It’s so exciting to own you own home!

congrats and good luck! If your townhouse shares a well with a neighbor, make sure it has plenty of insullation/sound proofing! I rented a townhouse once and, oy!, we heard every breath the neighbor took! It was terrible! BUT, I Love townhouses still! 🙂 Preapproval is the best, as some owners turn down offers not backed by preapproval because it’d mean that the closing process would take that much longer.

Home inspection! And ask about covenants, any fees that may be required, what kind of water system, taxes for each year, septic system, what they are built of (2×4’s etc).
