so, my husband got a new job in a town about 3 hours away, and we decided that with the market as it is and the fact that he is committed to this job for at least 5 years (until he gets tenure) we should look at homes for sale.
we got several recommendations for realtors who had worked with almost all of his new co-workers, and we had a very productive marathon weekend of house hunting. before we left, she asked us for our top 3 choices and said she’d email us information on the comps. after checking out the neighborhoods again, we narrowed it down to the one house we liked best, and have been trying to get everything together for an offer this week. i think the timeline has been something like this: we emailed her monday with all the questions we wanted to ask the seller, she responded late monday night and said she’d call on tuesday afternoon. she sent us a bunch of documents during day tuesday, including the comps information and all of the documents we’d need to prepare an offer. but no phone call. then she said she’d call on wednesday evening, and no call. i email her with a long list of questions about specifics — we want to put in this offer! and nothing! my husband called her today (thursday) and found that her voicemail box was full. he called her assistant, who said she’d give her the message. and nothing!!!
i hate to think that something is wrong, but is this really strange? i mean, if we don’t put in an offer, then you’ve wasted all this time on us! shouldn’t she want to get back to us ASAP?
we’re first time buyers so enlighten me if i am missing something!

Since you can get ahold of the assistant, does she mention where she is and that she will get back to you immediately? Make sure you let the assistant know that you want to place an offer and are anxious to get a hold of her. It just seems odd that your realtor hasn’t returned your call.

I would probably look for a new realtor if the one you have isn’t being responsive by the end of the day today (since you’ve been trying to talk to her since Tues). I would call back again & let them know you want to make an offer. I mean, something may have come up & she may have a legit reasoning or she may be waiting on the seller’s answers to your questions or something.
It sounds like she’s a very busy realtor. My 1st realtor was so busy that it made her a bad realtor. She was super busy, didn’t have time for anything, it was very hard to schedule a time to look at houses & when she did come, she was late & asked ME the questions (she didn’t have time to research anything)! She took a day to return my calls when I was interested in offering on houses. I mean, I understand they have lives & other clients & its good for her that she’s so busy, but I was wanting a house ASAP & was on a time crunch & she always took a day or so to get back to me. I changed realtors. My new realtor was AMAZING! So, that’s just what I learned. It could be your realtor just had something come up, or it could be like this all the time.
If she was supposed to call you at a certain day/time, I’d call her a little after. Pester her (not excessively) but let her know you’re wanting to make an offer right now.

As first time home buyers our realtor was extremly responsive. If we couldn’t get ahold of him we would leave a message and hear back no later than half an hour if he’s with other clinets. I would start looking for a new realtor. We did have one before our good one who wouldn’t get back to us and even wouldn’t take us to look at a place because he didn’t like that area of the city and made us miss out ona great deal.

i think she probably is too busy, like serabell describes. she has worked with like everyone we know in this new town, and i know she’s working with some of the other new hires. but dude, all her work will be worth nothing if we don’t buy a house! her assistant knew/knows that we are trying to reach her to make an offer, but i guess we’re not top priority 😉
i’m giving her until 9:00 pm to get back to us, and if she doesn’t, we’ll let her know we’d like to talk to a different realtor (in her company is fine, just someone who’ll get back to us!). ugh. the thing is, i’m afraid then that will take even longer (finding another person) and we’re still no closer to the house!

i love setting deadlines in my head – they seem to make things happen! after writing a firm but nice email, we got a call from her this evening and spent a long time talking through all the details of the contract (boring at times, but i know it is important!). so as soon as we scan it in tomorrow morning the offer will be submitted.
