I’d just tell him what you’re looking for and let him show you a few houses to see if you click in person. You could possibly be spending a lot of time with this person so you want it to be someone you’re comfortable with.

I would recommend NOT signing a contract with your realtor. Some ask, some don’t. It just stinks to be stuck with someone if you realize in a few weeks that they aren’t a good fit. 

as for questions, I would ask how many homes they have brokered in your desired area in the last few years. You want to know that they are familiar with specific neighborhoods!

Have you gone to see how much you can afford yet? I would do that before even meeting with the realtor. You dont want to fall in love with a house only to find your can qualify for the loan.

I agree with letting him show you a few houses and see if you like him.

I’ve never bought a house, but I would probably ask something about what they like about selling homes, what they consider their specialty or strength (finding the perfect fit, getting an awesome deal, negotiating for extras, etc.). Maybe ask them about their “nightmare client”, what they hate when people do or ask for or expect. It will probably give you a good idea of their point of view and a feel for their personality.
