If it had all the upgrades (i.e. Granite, hard wood) it’d be around 300-400K in my area

At least 1.5 million in the Bay Area, probably more (San Jose – 1.5 mil, anywhere on the peninsula – 2 million). You’re very lucky!

Here in Boston with the land included, that would be $1.5-3 million depending on the neighborhood.

LittleButtons:  Firstly, you wouldn’t find any lot with 3/4 acre in Vancover.

Secondly, the house would be millions if it did exist.

LittleButtons: depressingly, the land, tear down of existing structures and building the house itself would probably cost anywhere from $20-30 million in my neighborhood.

for context, my neighborhood is generally 2 bd / 1 ba 950 sq ft Victorian flats starting at 1.2 million. Bigger homes are 3bds for 2.5 million range. Shared yard that’s typically big enough for a bistro table and small grill.
