Darling Husband and I are going to build a home that will be done next Spring… Problem is we can’t decide which floorplan we would like to use! We are truly torn between two layouts. We have to have our final decision within the next few weeks and we are struggling here. This is not only going to be our first time building, but our first home period! Exciting and terrifying idea… Here is the pros list I made for each:
1700 Floorplan Pros:
bigger front porch (better curb appeal)
bigger dining room
bigger kitchen + island
better kitchen layout
bigger master bedroom
1870 Floorplan Pros:
bigger living room
more square footage + upstairs area
better master bedroom layout

When looking at just the outside we would be going with the “C1” elevation for the 1700 and the “A1″ elevation for the 1870 based solely on our budget. The 1870 would cost more overall so we would have to make the sacrifice of the front porch and better curb appeal. We would do the island in the kitchen for both layouts, would do the 60” raised makeup counter in the master bathroom for each, and we would do the tub/window option for the 1870. By looking at the floorplans there are so many good things about each one… Which would you choose and why? Thanks for your help, bees!

Smaller footprint = usually means smaller utility bills, lower property taxes, less to clean, less to furnish. The cons you’ve listed can be converted to pros with some tweaking. jmho

@FutureMrsTY a mudroom is an area with a bench and closet to take off your shoes and hang up your coat 🙂 It’s the entrance area right off of the garage in the floorplan photos.

CrazyChihuahuaLady: Congrats on the soon to be new home! I picked the 1700 model mainly because the laundry room is upstairs. Functionally, that would work best for me. I personaly don’t want to lug the clothes up and down stairs when the bedrooms are up there any way.

I agree with Kate – a bigger kitchen is ALWAYS better (think holidays and parties), and upstairs laundry makes life soooooo much easier.

Congrats!! We close on our first home, and we also built it, on Friday!! Oh, and were planning our wedding in May, were crazy! It’s been such a long process and has really tested my patience haha. Be sure you stay on top of them every step of the way. I would chose the one with the laundry upstairs. I wish ours had that, I’m really not looking forward to dragging it up and down the stairs haha. Good luck with everything!

beethree: three bedroom… We do not have any kids and to be honest are not sure if we are going to have any (at least not any time soon) so that would be plenty for our family 🙂

I think this depends upon your lifestyle (or what you want your life to look like, anyway). Are you going to spend a lot of time sitting on the porch in summer? Do you spend a lot of time/or want to spend a lot of time cooking/relaxing in your kitchen? Do you want that bathtub? Do you have dogs/kids that are messy and a mudroom would be really helpful? Do have a lot of clothes for the bigger closet?
You need to figure out what your priorities are. I fell in love with our house when I saw the soaking tub in the master bath. And I’ve used it like crazy and I’m happy every time I climb into it all full of bubbles. Picture what you want your life to look like in the house, and go from there.
